Sales
There were 5 unit sales in April. This is down 28.6% from 7 in April of 2013. Sales/list price ratio in April moved up to 98.5% from 95.0% in March.

Prices
Median price in April was $615,000. This is up 17.1% from $525,000 in April of 2013. 3-month median price of $710,000 in April was up slightly from $608,500 in March and up modestly from $602,500 in April of 2013.

Inventory
Inventory of 38 in April was up 5.6% from 36 in March but down 57.3% from 89 in April of 2013. New listings of 12 in April were down modestly from 14 in March and down considerably from 19 in April of 2013. Months of supply of 4.4 in April was up slightly from 4.1 in March but down substantially from 10.6 in April of 2013.

Market Time
Days on market of 199 in April was up considerably from 111 in March and up slightly from 184 in April of 2013.

Condos

Sales
There were 2 unit sales in April. This is up 100.0% from 1 in April of 2013. Sales/list price ratio in April moved down to 95.1% from 100.0% in March.

Prices
Median price in April was $237,500. This is down 9.5% from $262,500 in April of 2013. 3-month median price of $309,500 in April was down modestly from $350,000 in March but up a little from $262,250 in April of 2013.

Inventory
Inventory of 7 in April was up 40.0% from 5 in March but down 63.2% from 19 in April of 2013. New listings of 5 in April were up considerably from 4 in March and way up from 3 in April of 2013. Months of supply of 2.3 in April was up substantially from 1.7 in March but down considerably from 12.7 in April of 2013. This is the highest months of supply has been since November, 2013.

Days on market of 55 in April was way up from 31 in March but down substantially from 237 in April of 2013.
