Single Family Homes

Sales
There were 6 unit sales in April. This is down 53.8% from 13 in April of 2013. Sales/list price ratio in April moved up to 101.2% from 98.8% in March.

Prices
Median price in April was $1,737,500. This is up 13.9% from $1,525,000 in April of 2013. 3-month median price of $1,837,500 in April was up considerably from $1,450,000 in March and up substantially from $1,136,250 in April of 2013.

Inventory
Inventory of 57 in April was up 7.5% from 53 in March but down 54.8% from 126 in April of 2013. New listings of 17 in April were up moderately from 14 in March but way down from 36 in April of 2013. Months of supply of 4.5 in April was up a little from 4 in March but down substantially from 10.4 in April of 2013.

Market Time
Days on market of 72 in April was way down from 145 in March and down considerably from 171 in April of 2013. This is the lowest days on market has been since May, 2011.

Condos

Inventory
Inventory this month is 7, the same as last month. Months of supply of 4.2 in April was up considerably from 3.4 in March but down substantially from 7.8 in April of 2013.

There were 1 unit sales in April. This is down 93.3% from 15 in April of 2013. On a year-over-year basis, unit sales have been falling for 4 months. Sales/list price ratio in April moved up to 98.1% from 96.9% in March.

Median price in April was $205,000. This is down 12.8% from $235,000 in April of 2013. 3-month median price of $200,000 in April was up a little from $171,000 in March but down slightly from $212,500 in April of 2013.

Inventory of 93 in April was down 3.1% from 96 in March and down 51.3% from 191 in April of 2013. New listings of 3 in April were way down from 7 in March and down substantially from 36 in April of 2013. Months of supply of 6.2 in April was very slightly up from 6 in March but way down from 12.8 in April of 2013.

Days on market of 364 in April was up substantially from 135 in March and up considerably from 181 in April of 2013. This is the highest days on market has been since April, 2010.
