White Plains NY Real Estate In One Word - Consistent!


White Plains NY Home Sales Remain Strong!

The White Plains NY real estate market has been one of the most consistent in Westchester this past year.  Even in months where we see a slow down, White Plains single family home, condo, and coop sales remained strong.  
The City itself is constantly evolving and looking for ways to improve the home owner experiencefor those moving from New York City and its current residents.  Over the years we have seen a lot of change.  Restaurants and big-box retailers have come and gone but now we have a bit more stability amongst them.  
Now, with talks about a new development on the Westchester Pavillion Mall property, downtown will only get better.  I remember what White Plains was like in the 80's and 90's, when we only had Galleria and Mamaroneck Ave was a far cry from what it is now.  
With rapid growth comes new opportunities for all.  The housing market will only continue to strengthen and White Plains will hopefully continue to be the go-to place for anyone looking to experience NYC outside of the City.

Sales 
There were 18 single family home sales in October. This is down 5.3% from 19 in October of 2014. This is the lowest unit sales have been since 7 in April, 2015. Sales/list price ratio in October moved down to 98.3% from 99.2% in September.
Prices
Median price in October was $559,000. This is down 8.7% from $612,000 in October of 2014. 3-month median price of $667,000 in October was up just slightly from $642,500 in September and up a little from $587,000 in October of 2014. Price per square foot in October was $325. This is up from $294 in September and up from $291 in October of 2014.
Inventory 
Inventory of 89 in October was down 9.2% from 98 in September and down 11.0% from 100 in October of 2014. New listings of 20 in October were down slightly from 24 in September and down moderately from 29 in October of 2014. Months of supply of 4.9 in October was down a little from 5.3 in September and down slightly from 5.3 in October of 2014. This is the lowest months of supply has been since March, 2015.
Market Time 
Days on market of 74 in October was up substantially from 54 in September and up considerably from 49 in October of 2014. This is the highest days on market has been since May, 2015.

The Westchester County Real Estate Market Needs Your Help!

The spring and summer Westchester County real estate market has come to a close and fall is moving quickly.  Despite the current spring-like temperatures we are still seeing a shortage of Westchester single family home and condos.  Tight inventory levels have been a hurdle we all have had to face in the past two years, hence the reason for numerous multiple bid situations.  I avoid using "bidding war" because it carries such a negative tone.

The Westchester County real estate market has made an obvious shift from a buyers market to a sellers market and it's not going to change anytime soon.

The winter is fast approaching and typically a time where decisions are made about buying and/or selling a home.  I often tell clients that the holidays are a time for families to get together and make these decisions.  People don't just wake up one day and decide that today is the day they are going to buy or sell a home in Westchester County.  These decisions are long in the making and once the holiday season comes to an end those decisions are implemented.

Home buyers and sellers always hear "now is a great time to buy or sell"  at times it is and others may not be.  The Westchester County real estate market will never come to a screeching halt.  Many sellers question whether listing a home in Westchester County during the winter months is a good idea.

Everyone has their own thoughts and scenarios that play out inside the neighborhood between their ears.  Take it from a full-time real estate agent that has worked in the field for the past ten years, winter is a great time to list!

The reasons are clear-cut and fact based;  Inventory is still tight as we mentioned earlier in the post.  Many of the Westchester County buyers that lost a home to another buyer still need one.  Some of these homes had as many as 8 (sometimes more) offers.  What do you think the remaining buyers will do?  Keep looking!  Occasionally we'll lose a buyer to renting if they are in a real time crunch.

Redfin conducted a study based on information between 2010-2014 that determined February is the best month to list.  An average of 66% of homes listed sold within 90 days.  I agree February is a great month to list but personally feel the second half off January is equally as good.

In Westchester County we tend to see inventory pick up greatly during this time along with the amount of competing buyers. Once the spring market is in full swing the competition will be far greater, good for sellers and not so good for buyers.   Read how to win a bidding war

Buyers these days are very savvy and have been keeping a close eye on the market.  Once that property they want enters the market they will jump on it, I've experienced it in the summer market.   Mortgage rates are still hovering around 4% and will remain that will for the foreseeable future.



Sales are up and there have already been 217 single family homes placed under contract from November 1-12, 2015.  During the third quarter of 2015 there was a 10.3% increase in Westchester County single family home sales compared to 8.4% in the second quarter.  The total home sales in the county for the third quarter were up 294 from last year to 3,157.  The median sales price in the 3rd quarter was $676,500 down $6,000 from this time last year.

Are You Considering Moving To Bronxville NY?



Bronxville is one of my favorite villages in all of Westchester County.  Not only because I was born in Lawrence Hospital or that my parents were born and raised here, but because it has a special charm that doesn't exist in many of the other towns.  The architecture is warm, historic, charming, and valuable!  Many don't realize that buying a home that is actually within the Bronxville school district can be quite a feat under a million dollars.  
Are you considering a move to Bronxville NY?  Many people often wonder if Bronxville is part of Eastchester or part of Yonkers.  Bronxville (and Tuckahoe) is a village within the town of Eastchester NY.  There are parts of Bronxville, outside the village that land in Yonkers.  So you will have a Bronxville PO box but Yonkers schools.  All residents of Yonkers have to pay an income tax surcharge of 16.75% of their net state income, more info can be found at http://on.ny.gov/1tfAFjy.  
The village of Bronxville is roughly one square mile, boasting gracious single family homes on pleasant streets.  The majority of homes are within walking distance to the train and one big reason many flock here from NYC.  There are a wide variety of coops and condos to choose from if you aren't looking to take on a single family home just yet.  One common element you will find is old world charm in all housing options.  Please keep in mind that a 2+ bedroom coop or condo in the Bronxville school district will greatly differ in price from one that is in the Yonkers district.

Pleasantville NY Real Estate Report,July 2014


The Pleasantville NY real estate market is one that typically does very well.  Considering that the town is only 1.8 square miles, many homes trade in the spring and summer months.  This July there were only 11 single family sales which is down from 12 this time last year.  The median price was $739,000 which is up from $598,000 in July of 2013.  Inventory levels are high and of the 67 homes homes 14 were new listings this month.  Days on market averaged 103, down considerably from 143 last July.

The Pleasantville condo sector saw only  3 closings this July and doesn't surprise me due to the low inventory level of 7 units.  The sales/list price ratio moved up to 98.1% from 95.3% in June.  The median price was $399,000, up a bit from $389,500 last July.  The average days on market of 19 was way down from 129 in July of 2013.

There was only 1 Pleasantville coop closing in July which is unchanged from this time last year.  There aren't a lot of coops in Pleasantville to begin with.  The sales/list price ratio moved up to 109.1% from 92.7% in June.  The median price was $180,000 which is down from $245,000 in July 2013.  The average days on market for this coop was only 60, down substantially from 96 in July 2013.

Overall not a blockbuster month for Pleasantville NY real estate but the housing market there remains pretty stable.

Real Estate Market Trends In Larchmont NY July/August 2014

The  Larchmont Real Estate Market continues to be one of the hottest in Westchester County.    Home inquiries have been up this season as well.  Although the spring market tends to peak in June we are still seeing a decent amount of activity over the summer.

There were 37 Larchnmont single family homes sales in July, this is down from 43 in July of 2013.  This is partly because of tighter inventory levels in the area.  The sales/list price ratio decreased to 99.9% from 101.5% which is still pretty amazing.  This means that most homes sold for their asking price or more.  The median price was $1,217,000, down 6.0% from $1,295,000 in July 2013. Inventory levels of 69 were also down to 69 or 21.8% compared to 88 the same time last year.  The average days on market of 43 was up substantially from 119 in July 2013.

The Larchmont condo market saw 3 sales in July with a list price/sales ratio of $100.3.  The median price was $663,000 which is way up from $392,000 in July 2013.  Inventory was a little tighter with 15 total units which is down 11.8% compared to last year.  The average days on market was on 22!  You are hopefully seeing the trend here.

There were 5 Larchmont coops that sold this July which is up 66.7% from 3 in July 2013.  The sales/list price ratio inched down to 97.2% from 98.2% last year.  The median price was $190,000, down 46% from $352,000 last July.  Inventory was also down to 14 units compared to 42 in July 2013!  The average days on market decreased a bit to 156.

Real Estate Market Trends In Tarrytown NY July//August 2014



Inventory remained tight in Tarrytown this spring and we saw 4 single family closings in the month of July.  These numbers are down 55.6% from 9 the same time last year.  The sales/list price ratio moved up to 102.6% from 99.3% in June.  The median price in July was $970,393, up 104.5% from $474,500 last year.  This means that the homes that sold this month were of higher value.  inventory levels were 24 and down 20% from 30 in July 2013.  The average days on market of 130 was up substantially from 35 in June but down from 160 in July 2013.  

The summer months tend to slow as the market usually peaks in June.  Many purchasers want to be in by the summer so they can prepare for the school year.  Typically the market picks back up after Labor day for those that want to be in before the holidays.  This doesn't mean that there won't be any summer activity, just not as robust as the spring market.


The condo market saw 5 sales this July which is down 37.5% from 8 in July 2013.  The sales/list price ratio moved up to 99.3% from 91.9% in June.  The median price was $458,000, down 4.6% from $480,250 the same time last year.  Inventory was down to 22 units which is 45% less then July 2013.  The average days on market were 65, down substantially from 146 in June and considerably from 120 in July 2013.

Coop activity was also light with only 3 units sold and a sales/list price ratio in July of 91.3%.  The median price was $144,000 which was down a little from $170,000 in July 2013.  Inventory of 12 was down29.4% from 17 in July 2013.  The average days on market was 127.

White Plains NY Real Estate Report July/August 2014



Like many towns in Westchester, White Plains saw a large number of single family closings in July.  there were 33 which is up 22.2% from July 2013.  This is the highest sales have been since August 2013.  The sales/list price ratio in July decreased to 96.4% from 98.6% in June.  Overall the single family sector has performed really well this spring.  The median price in July was $581,000 which is down 8.2% from $633,000 last July.  Homes sold a bit quicker this season with an average market time of 96 days from start to finish.  Last July the average days on market was 133.  I feel this was due to low inventory and the large buyer pool many areas saw this past spring.

The condo market performed well with 14 closings, up 40% from 10 in July 2013.  The sales/list price ratio moved down to 95.2% from 97.3 in June.  The median price was $383,500, down 8.5% from $419,000 in July 2013.  Even though inventory level of 84 units was up 21.7% from June it was down 12.5% to 96 compared to July of 2013.  Condos also sold a bit faster with an average days on market of 102 which is considerably down from 129 in July 2013.

The coop market held pace with the rest of White Plains housing units with 22 units sold which is unchanged from the same time last year.  The sales/list price ratio barely changed from 95.5% down to 94.7%, good news for home sellers.  The median price in July was $175,000 up 2% from $171,500 in July 2013.  Inventory tightened up a bit with 144 units, down from 193 in July 2013.  The average days on market was 98 which is pretty low for a coop considering the process involved.  This is down substantially from 223 in July 2013.

I think it is safe to say that the White Plains real estate market had a great month of sales!

Bronxville NY Real Estate Market Trends July 2014



Bronxville Single Family Homes


Sales
Unit sales in July were 25, unchanged from the same month last year. On a year-over-year basis, unit sales have been rising or even for 4 months. This is the highest unit sales have been since 26 in June, 2013. Sales/list price ratio in July moved down to 96.5% from 97.9% in June.

Prices
Median price in July was $1,210,000. This is down 3.2% from $1,250,000 in July of 2013. 3-month median price of $1,155,000 in July was up marginally from $1,147,500 in June and up a little from $1,078,750 in July of 2013.

Inventory
Inventory of 93 in July was down 8.8% from 102 in June and down 18.4% from 114 in July of 2013. New listings of 16 in July were down considerably from 26 in June and down modestly from 17 in July of 2013. Months of supply of 7.3 in July was down slightly from 8 in June and down a little from 9 in July of 2013.

Market Time
Days on market of 68 in July was down moderately from 87 in June and way down from 109 in July of 2013.

Prices
3-month median price of $290,000 in July was up considerably from $210,000 in June and up slightly from $260,000 in July of 2013.

Inventory
Inventory of 13 in July was down 23.5% from 17 in June and down 51.9% from 27 in July of 2013. New listings in July were 4, unchanged from the same month last year. Months of supply of 7.8 in July was down a little from 9.3 in June and way down from 14.1 in July of 2013. This is the lowest months of supply has been since February, 2014.

Bronxville Coops

Sales
There were 17 unit sales in July. This is down 15.0% from 20 in July of 2013. This is the highest unit sales have been since 18 in December, 2013. Sales/list price ratio in July moved down to 95.9% from 100.6% in June.

Prices
Median price in July was $270,000. This is up 15.6% from $233,500 in July of 2013. 3-month median price of $185,000 in July was down modestly from $195,000 in June and down considerably from $232,500 in July of 2013.

Inventory
Inventory of 168 in July was down 2.3% from 172 in June and down 23.6% from 220 in July of 2013. New listings of 28 in July were down considerably from 39 in June but up slightly from 26 in July of 2013. Months of supply of 10.6 in July was down just slightly from 10.7 in June and down considerably from 14 in July of 2013.

Market Time
Days on market of 128 in July was up slightly from 116 in June but down moderately from 188 in July of 2013.

Median price in June was $939,000. This is up 59.6% from $588,250 in June of 2013. 3-month median price of $812,000 in June was up slightly from $697,750 in May and up moderately from $615,000 in June of 2013.

Inventory of 67 in June was down 6.9% from 72 in May and down 23.9% from 88 in June of 2013. New listings of 14 in June were down substantially from 28 in May and down considerably from 18 in June of 2013. Months of supply of 7.3 in June was down slightly from 7.9 in May and down moderately from 10.7 in June of 2013.

Days on market of 82 in June was down considerably from 148 in May and way down from 138 in June of 2013.

Larchmont NY Real Estate Market Statistics July 2014

There were 37 unit sales in June. This is up 15.6% from 32 in June of 2013. This is the highest unit sales have been since 43 in July, 2013. Sales/list price ratio in June moved up to 101.5% from 100.8% in May.

Median price in June was $1,213,818. This is up 14.2% from $1,062,500 in June of 2013. 3-month median price of $1,055,500 in June was up just slightly from $1,011,500 in May and up slightly from $995,000 in June of 2013.

Inventory
Inventory of 80 in June was up 6.7% from 75 in May but down 25.2% from 107 in June of 2013. New listings of 33 in June were down slightly from 41 in May but up considerably from 22 in June of 2013. Months of supply of 4.2 in June was up just slightly from 4 in May but way down from 6.8 in June of 2013. On a year-over-year basis, months of supply has been rising for 5 months. This is the highest months of supply has been since October, 2013.

Market Time
Days on market of 37 in June was down considerably from 77 in May and down substantially from 73 in June of 2013.

Median price in June was $560,000. This is up 21.6% from $460,500 in June of 2013. 3-month median price of $534,500 in June was up marginally from $527,500 in May and up considerably from $417,500 in June of 2013.

Inventory
Inventory of 77 in June was up 5.5% from 73 in May but down 1.3% from 78 in June of 2013. New listings of 21 in June were down a little from 25 in May but up modestly from 20 in June of 2013. Months of supply of 11 in June was up marginally from 10.7 in May but down a little from 12.2 in June of 2013. On a year-over-year basis, months of supply has been rising for 4 months. This is the highest months of supply has been since June, 2013.

Days on market of 91 in June was down just slightly from 95 in May and down slightly from 98 in June of 2013. This is the lowest days on market has been since December, 2013.

There were 13 unit sales in June. This is down 62.9% from 35 in June of 2013. This is the highest unit sales have been since 14 in January, 2014. Sales/list price ratio in June moved up to 98.9% from 97.2% in May.

Prices
Median price in June was $1,955,100. This is up 49.2% from $1,310,000 in June of 2013. This is the highest median price has been since May, 2012. 3-month median price of $1,607,500 in June was very slightly up from $1,550,000 in May and up just slightly from $1,590,000 in June of 2013.

Inventory
Inventory of 116 in June was up 2.7% from 113 in May but down 19.4% from 144 in June of 2013. New listings of 32 in June were down moderately from 41 in May and down slightly from 35 in June of 2013. Months of supply of 7.2 in June was up a little from 6.3 in May but down moderately from 9 in June of 2013. On a year-over-year basis, months of supply has been rising for 4 months. This is the highest months of supply has been since July, 2013.

Market Time
Days on market of 81 in June was way down from 188 in May and down considerably from 107 in June of 2013. This is the lowest days on market has been since August, 2013.

3-month median price this month is $710,000, the same as last month.

Inventory this month is 5, the same as last month. Months of supply this month is 5, the same as last month. This is the highest months of supply has been since November, 2013.

There were 8 unit sales in June. This is up 166.7% from 3 in June of 2013. Sales/list price ratio in June moved up to 94.2% from 92.9% in May.

Sales
There were 20 unit sales in June. This is down 9.1% from 22 in June of 2013. This is the highest unit sales have been since 26 in December, 2013. Sales/list price ratio in June moved up to 98.6% from 97.2% in May.

Prices
Median price in June was $673,250. This is up 16.6% from $577,500 in June of 2013. This is the highest median price has been since August, 2012. 3-month median price of $625,000 in June was up marginally from $600,000 in May and up a little from $532,000 in June of 2013.

Inventory
Inventory of 109 in June was down 10.7% from 122 in May and down 24.3% from 144 in June of 2013. New listings of 27 in June were down considerably from 52 in May and down substantially from 47 in June of 2013. Months of supply of 5.8 in June was down slightly from 6.5 in May and down considerably from 8.4 in June of 2013.

Market Time
Days on market of 65 in June was down substantially from 131 in May and way down from 139 in June of 2013.
