Larchmont NY Real Estate Market Report May 2014



Single Family Homes

Sales
There were 5 unit sales in April. This is down 64.3% from 14 in April of 2013. This is the lowest unit sales have been since 4 in October, 2011. Sales/list price ratio in April moved up to 102.0% from 96.9% in March.

Prices
Median price in April was $753,000. This is down 28.0% from $1,045,556 in April of 2013. 3-month median price of $1,074,500 in April was down slightly from $1,184,500 in March and down just slightly from $1,086,250 in April of 2013.

Inventory
Inventory of 42 in April was up 7.7% from 39 in March but down 62.2% from 111 in April of 2013. New listings of 18 in April were down moderately from 25 in March and down considerably from 51 in April of 2013. Months of supply of 2.3 in April was up slightly from 2.1 in March but down substantially from 7.4 in April of 2013.

Market Time
Days on market of 178 in April was up a little from 163 in March and way up from 90 in April of 2013. This is the highest days on market has been since May, 2009.

Prices
3-month median price this month is $635,000, the same as last month.

Inventory
Inventory this month is 15, the same as last month. Months of supply of 20 in April was up slightly from 18 in March and up substantially from 10.7 in April of 2013. This is the highest months of supply has been since November, 2013.

There were 2 unit sales in April. This is down 33.3% from 3 in April of 2013. Sales/list price ratio in April moved up to 100.0% from 92.5% in March.

Median price in April was $192,500. This is up 11.3% from $173,000 in April of 2013. 3-month median price of $185,000 in April was down a little from $211,000 in March but way up from $138,250 in April of 2013.

Months of supply of 4.1 in April was down a little from 5.1 in March and way down from 10 in April of 2013.
