Many people don't want to go out on New Years Eve, especially in a huge city like New York.  A safe way to ring in the new year is in the comfort of your own home.  All you need is your drink of choice, favorite people, and a TV.  Here is a list of stations that will  be broadcasting the party live from Time's Square, Disneyland, Acapulco, and the West Coast.

Hiring a nanny or any type of child care can be a really frustrating process.  We as parents have so many questions and concerns when it comes to some stranger taking care of our child.  I'm starting this process myself and thought about some really important questions that need to be addressed.  These are more then just questions, the answers will give you tons of information about the potential hire.  You just have to dig deeper into the answer.  There are tons of options for hiring a nanny in Westchester County and New York City, it can be a bit overwhelming.  Tap into your network of support, family, and friends for referrals to start.

NY State STAR Exemption Registration Deadline is Almost Here!

Recently new legislation was passed that requires all homeowners receiving a Basic STAR exemption to register with the New York State Tax Department in order to receive the exemption in 2014 and subsequent years. The deadline for registering is December 31, 2013, right around the corner.  It seems that there were many fraudulent filings and the government is trying to crack down.  You will not have to register in order to receive their 2013 STAR exemptions and will not have to re-register every year. To register, you can visit www.tax.ny.gov

For those of you not familiar with the STAR program it provides tax relief for the school portion of your property taxes.  The amount varies form town to town and can save you a fair amount.  If you would like a detailed list of reduction amounts per town please feel free to email me at chris.pagli@raveis.com

Ice Skating Rinks In New York City 2013-2014

Ice Skating is a favorite past time for kids of all ages in New York City.  If you have been to Rockefeller Center during the holidays then you know how busy it can be.  If you can't get onto the skating rink don't worry, there are others you can check out!

The Facts About FHA Loans In Westchester County NY

If you don't already know, the FHA loan in Westchester County NY has become wildly popular over the past few years, partly because lenders have raised the requirements for other loans. The FHA also known as the Federal Housing Administration doesn't actually fund loans, the insure them for FHA approved lenders. As a Westchester County Buyers Agent I have closed more FHA loans this past year then ever before. The attraction to these loans are the minimum of 3.5% down payment requirement, the ability to finance closing costs up to 6% of the purchase price, and the ability to qualify with less then perfect credit.

Although the minimum credit score changes with the times it is currently a minimum of 620-640 for the 3.5% minimum requirement and anything less will require a 10% down payment. You sjhould also know that these credit requirements are the FHA guidelines, you will have to find a bank that will work with the lower scores. I've been told by an FHA specialist that 640 is what a lot of the banks are looking for as a minimum.

The FHA does not back loans for Coops, they do back loans for condos but are limited to those on the FHA approved list. All FHA loans require mortgage insurance and there is also an upfront mortgage insurance premium of 1 3/4% that can be financed.

The FHA loan limits for Westchester County NY are still $729,750 for single family homes and $934,000 for two family homes. As of January 31, 2013 the FHA will  be raising DTI guidelines for borrowers with low credit scores. FHA will require borrowers with credit scores below 620 to have a maximum DTI (debt to income ratio) of 43%
