White Plains NY Real Estate In One Word - Consistent!


White Plains NY Home Sales Remain Strong!

The White Plains NY real estate market has been one of the most consistent in Westchester this past year.  Even in months where we see a slow down, White Plains single family home, condo, and coop sales remained strong.  
The City itself is constantly evolving and looking for ways to improve the home owner experiencefor those moving from New York City and its current residents.  Over the years we have seen a lot of change.  Restaurants and big-box retailers have come and gone but now we have a bit more stability amongst them.  
Now, with talks about a new development on the Westchester Pavillion Mall property, downtown will only get better.  I remember what White Plains was like in the 80's and 90's, when we only had Galleria and Mamaroneck Ave was a far cry from what it is now.  
With rapid growth comes new opportunities for all.  The housing market will only continue to strengthen and White Plains will hopefully continue to be the go-to place for anyone looking to experience NYC outside of the City.

Sales 
There were 18 single family home sales in October. This is down 5.3% from 19 in October of 2014. This is the lowest unit sales have been since 7 in April, 2015. Sales/list price ratio in October moved down to 98.3% from 99.2% in September.
Prices
Median price in October was $559,000. This is down 8.7% from $612,000 in October of 2014. 3-month median price of $667,000 in October was up just slightly from $642,500 in September and up a little from $587,000 in October of 2014. Price per square foot in October was $325. This is up from $294 in September and up from $291 in October of 2014.
Inventory 
Inventory of 89 in October was down 9.2% from 98 in September and down 11.0% from 100 in October of 2014. New listings of 20 in October were down slightly from 24 in September and down moderately from 29 in October of 2014. Months of supply of 4.9 in October was down a little from 5.3 in September and down slightly from 5.3 in October of 2014. This is the lowest months of supply has been since March, 2015.
Market Time 
Days on market of 74 in October was up substantially from 54 in September and up considerably from 49 in October of 2014. This is the highest days on market has been since May, 2015.

White Plains NY Real Estate Market Report September 2014

The White Plains Real Estate Market saw another blockbuster month with Single family, Condo, and coop closings.  Definite signs that the White Plains market is strong and not slowing down.

White Plains Single Family Homes


Sales
There were 31 unit sales in August. This is down 13.9% from 36 in August of 2013. Sales/list price ratio in August moved up to 98.1% from 96.4% in July.

Prices
Median price in August was $610,000. This is up 9.8% from $555,500 in August of 2013. 3-month median price of $614,000 in August was down a little from $621,500 in July but up just slightly from $600,000 in August of 2013. Price per square foot in August was $293. This is up from $278 in July and up from $285 in August of 2013.

Inventory
Inventory of 95 in August was down 12.8% from 109 in July and down 21.5% from 121 in August of 2013. New listings of 19 in August were way down from 30 in July but up a little from 17 in August of 2013. Months of supply of 5.1 in August was down modestly from 5.7 in July and down somewhat from 6.5 in August of 2013. This is the lowest months of supply has been since March, 2014.

Market Time
Days on market of 57 in August was down considerably from 96 in July and down substantially from 104 in August of 2013.

Sales
There were 13 unit sales in August. This is down 40.9% from 22 in August of 2013. Sales/list price ratio in August moved up to 98.1% from 95.2% in July.

Prices
Median price in August was $501,500. This is up 7.0% from $468,750 in August of 2013. 3-month median price of $413,500 in August was up modestly from $388,100 in July and up a little from $385,000 in August of 2013. Price per square foot in August was $474. This is up from $387 in July and up from $369 in August of 2013.

Inventory
Inventory of 84 in August was down 1.2% from 85 in July and down 3.4% from 87 in August of 2013. New listings of 17 in August were way down from 32 in July and down modestly from 20 in August of 2013. Months of supply of 6.8 in August was very slightly up from 6.5 in July and up slightly from 6.2 in August of 2013. This is the highest months of supply has been since July, 2013.

Market Time
Days on market of 125 in August was up moderately from 99 in July and up considerably from 100 in August of 2013. This is the highest days on market has been since September, 2013.

White Plains Coops Sales

Sales
There were 27 unit sales in August. This is up 68.8% from 16 in August of 2013. Sales/list price ratio in August moved up to 95.3% from 94.7% in July.

Prices
Median price in August was $180,000. This is up 20.0% from $150,000 in August of 2013. 3-month median price of $182,500 in August was very slightly up from $175,000 in July and up just slightly from $177,000 in August of 2013. Price per square foot in August was $193. This is up from $187 in July and up from $187 in August of 2013.

Inventory
Inventory of 131 in August was down 9.7% from 145 in July and down 32.1% from 193 in August of 2013. New listings of 20 in August were way down from 33 in July and down considerably from 26 in August of 2013. Months of supply of 7.9 in August was down modestly from 9.2 in July and way down from 13.5 in August of 2013.

Market Time

Days on market of 107 in August was up a little from 98 in July but down substantially from 182 in August of 2013.

White Plains Real Estate Market Report - May 2014



Single Family Homes

Sales
There were 14 unit sales in April. This is up 16.7% from 12 in April of 2013. This is the lowest unit sales have been since 11 in November, 2013. Sales/list price ratio in April moved down to 93.4% from 97.1% in March.

Prices
Median price in April was $610,650. This is up 20.9% from $505,000 in April of 2013. 3-month median price of $609,500 in April was up slightly from $577,500 in March and up modestly from $531,000 in April of 2013.

Inventory
Inventory of 108 in April was up 30.1% from 83 in March but down 11.5% from 122 in April of 2013. New listings of 47 in April were up modestly from 41 in March and up a little from 40 in April of 2013. Months of supply of 5.5 in April was up somewhat from 4.2 in March but down moderately from 8 in April of 2013. This is the highest months of supply has been since November, 2013.

Market Time
Days on market of 153 in April was up considerably from 125 in March but down slightly from 191 in April of 2013. This is the highest days on market has been since April, 2013.

Condos

Sales
There were 12 unit sales in April. This is down 42.9% from 21 in April of 2013. This is the highest unit sales have been since 17 in October, 2013. Sales/list price ratio in April moved up to 97.6% from 96.0% in March.

Prices
Median price in April was $637,500. This is up 38.6% from $460,000 in April of 2013. This is the highest median price has been since October, 2010. 3-month median price of $365,000 in April was up a little from $335,000 in March but down modestly from $421,250 in April of 2013.

Inventory
Inventory of 83 in April was up 5.1% from 79 in March but down 17.8% from 101 in April of 2013. New listings of 28 in April were up moderately from 23 in March but down slightly from 31 in April of 2013. Months of supply of 6.6 in April was up a little from 5.9 in March but down modestly from 7.5 in April of 2013. This is the highest months of supply has been since July, 2013.

Market Time
Days on market of 91 in April was down slightly from 109 in March and down considerably from 134 in April of 2013. This is the lowest days on market has been since October, 2013.

Coops
Sales
There were 20 unit sales in April. This is up 42.9% from 14 in April of 2013. This is the highest unit sales have been since 22 in July, 2013. Sales/list price ratio in April moved up to 95.7% from 94.3% in March.

Prices
Median price in April was $194,000. This is up 35.9% from $142,750 in April of 2013. 3-month median price of $167,500 in April was up a little from $141,250 in March and up modestly from $142,750 in April of 2013.

Inventory
Inventory of 147 in April was up 6.5% from 138 in March but down 27.9% from 204 in April of 2013. New listings in April were 42, unchanged from the same month last year. Months of supply of 9.5 in April was very slightly up from 9.3 in March but down substantially from 15.2 in April of 2013.

Market Time
Days on market of 196 in April was down somewhat from 271 in March and down considerably from 258 in April of 2013.

Multi Family Homes

Inventory
Inventory this month is 11, the same as last month. New listings of 2 in April were up substantially from 1 in March but down considerably from 5 in April of 2013. Months of supply of 18.9 in April was up slightly from 16.5 in March and up moderately from 14.8 in April of 2013. This is the highest months of supply has been since October, 2013.
