There were 7 unit sales in May. This is up 40.0% from 5 in May of 2013. This is the highest unit sales have been since 8 in September, 2013. Sales/list price ratio in May moved up to 97.6% from 86.3% in April.

Prices
Median price in May was $440,000. This is up 33.3% from $330,000 in May of 2013. This is the lowest median price has been since December, 2013. 3-month median price of $527,500 in May was down moderately from $745,000 in April but up considerably from $400,000 in May of 2013.

Inventory
Inventory of 73 in May was up 7.4% from 68 in April and up 1.4% from 72 in May of 2013. New listings of 25 in May were down considerably from 35 in April but up slightly from 21 in May of 2013. Months of supply of 10.8 in May was up just slightly from 10.3 in April but down a little from 11.4 in May of 2013. This is the highest months of supply has been since June, 2013.

Market Time
Days on market of 95 in May was way down from 206 in April and down substantially from 216 in May of 2013. This is the lowest days on market has been since December, 2013.

Inventory of 12 in May was up 50.0% from 8 in April but down 25.0% from 16 in May of 2013. New listings of 8 in May were way up from 2 in April and up substantially from 4 in May of 2013. Months of supply of 16 in May was up considerably from 10.7 in April and up slightly from 14.8 in May of 2013. This is the highest months of supply has been since November, 2012.
