White Plains NY Real Estate Market Report June 2014



Single Family Homes

Sales
There were 11 unit sales in May. This is down 50.0% from 22 in May of 2013. This is the lowest unit sales have been since 8 in February, 2013. Sales/list price ratio in May moved up to 97.2% from 93.4% in April.

Prices
Median price in May was $645,000. This is up 21.1% from $532,500 in May of 2013. This is the highest median price has been since November, 2013. 3-month median price of $600,000 in May was down a little from $609,500 in April but up modestly from $517,500 in May of 2013.

Inventory
Inventory of 123 in May was up 16.0% from 106 in April but down 4.7% from 129 in May of 2013. New listings of 52 in May were up modestly from 47 in April and way up from 35 in May of 2013. Months of supply of 6.5 in May was up considerably from 5.4 in April but down modestly from 7.8 in May of 2013. This is the highest months of supply has been since November, 2013.

Market Time
Days on market of 131 in May was down slightly from 153 in April and down a little from 149 in May of 2013.

Condos

Sales
There were 15 unit sales in May. This is down 6.3% from 16 in May of 2013. This is the highest unit sales have been since 17 in October, 2013. Sales/list price ratio in May moved up to 97.9% from 97.6% in April.

Prices
Median price in May was $350,000. This is down 12.3% from $399,000 in May of 2013. 3-month median price of $437,500 in May was up slightly from $365,000 in April and up a little from $410,750 in May of 2013.

Inventory
Inventory of 77 in May was down 2.5% from 79 in April and down 18.1% from 94 in May of 2013. New listings of 20 in May were down considerably from 28 in April but up modestly from 17 in May of 2013. Months of supply of 6.1 in May was down marginally from 6.2 in April and down a little from 7 in May of 2013.

Market Time
Days on market of 72 in May was down moderately from 91 in April and way down from 191 in May of 2013.

Coops

Sales
There were 19 unit sales in May. This is up 26.7% from 15 in May of 2013. Sales/list price ratio in May moved up to 96.3% from 95.7% in April.

Prices
Median price in May was $159,000. This is down 5.9% from $169,000 in May of 2013. 3-month median price of $168,500 in May was up just slightly from $167,500 in April and up a little from $141,000 in May of 2013.

Inventory
Inventory this month is 141, the same as last month. New listings of 33 in May were down considerably from 42 in April but up slightly from 31 in May of 2013. Months of supply of 9 in May was down just slightly from 9.1 in April and down considerably from 15.3 in May of 2013. On a year-over-year basis, months of supply has been falling for 8 months.

Market Time
Days on market of 121 in May was way down from 196 in April and down substantially from 191 in May of 2013.

Multi Family Homes

Inventory
Inventory in May was 14, unchanged from the same month last year. New listings of 6 in May were up substantially from 2 in April and way up from 3 in May of 2013. Months of supply of 28 in May was up considerably from 18.9 in April and up substantially from 14 in May of 2013. This is the highest months of supply has been since December, 2010.
